3 America Square

We were appointed as MEP consulting engineers for the conversion and refurbishment of an existing commercial office into nine serviced apartments, designed specifically with those traveling on business or leisure in mind.

The property features full VRF air conditioning and indirect water storage cylinders for domestic hot water. A central AHU was required for ventilation due to planning obligations restricting ventilation openings on the building facade for each apartment.

Other challenges we overcame on this project included the need to coordinate all services with the existing structure and within existing riser openings, and to deliver separate metering for individual billing.
